Addition questions
Often, once you count agent fees, closing costs and moving. A 400 sq ft family room runs about $145,000 to $175,000 with us. Selling and buying a similar house nearby usually costs $60,000 or more before you have gained any space.
We order a survey and check your city's setbacks, lot coverage and height limits before design. If a variance is needed, we prepare the drawings for the hearing and attend it with you. Variances add 6 to 10 weeks.
That is the hardest part and the part we spend the most time drawing. We match pitch, overhang and fascia depth, and weave new siding into the old so there is no vertical seam.
Yes. We pour footings with blankets and heaters down to about 10 degrees F and close the shell before the hard freeze. Some clients start design in fall so we can break ground in April.
Sometimes. Our HVAC partner runs a Manual J load calculation during design. If the existing system cannot carry it, we quote a ducted extension or a ductless mini-split as separate lines.
Less than a kitchen. We build the shell first and only open the existing wall near the end, usually for 1 to 2 weeks, behind a sealed dust wall.
