Water heater questions
Tanks run 8 to 12 years here. Our hard water shortens that unless the tank is flushed. Tankless units last 15 to 20 years with a yearly descale.
If the tank itself leaks, replace it. Anything else, like a thermocouple, element or gas valve, is usually worth fixing if the tank is under 10 years old. We will tell you which side of that line you are on.
Tankless gives endless hot water and saves space, but costs more up front and needs a bigger gas line. A tank is the lower cost choice for most homes with one or two showers going at once.
A like-for-like tank swap is 3 to 4 hours. Tankless is a full day because of venting and gas line work.
Make sure nothing is blocking the air intake at the bottom and the vent is not disconnected. If it still goes out, the thermocouple is the usual cause, a $189 fix.
Yes, once a year in this area. It clears scale that makes the tank noisy and less efficient. It is $129, or included on Home Plus and Total Home plans.
